They are among several permits approved or in review.<\/p>\n<p id=\"h467076-p4\" class=\"permalinkable\">Developer TriBridge Residential LLC, based in Atlanta, broke ground Sept. 22, 2022, for the first phase of the riverfront apartment community.<\/p>\n<p>\n<\/div><\/div><div  class=\"tatsu-single-image tatsu-module tatsu-image-lazyload tatsu-HkMZGXkZn  \" ><div class=\"tatsu-single-image-inner \" style=\"width : 850px;\" ><div class = \"tatsu-single-image-padding-wrap\" style = \"padding-bottom : 57.294117647059%;\" ><\/div><img class = \"tatsu-gradient-border\" alt = \"\" title = \"One_Riverside_Rendering_3_t850\" data-src = \"https:\/\/blue14investments.com\/wp-content\/uploads\/2023\/03\/One_Riverside_Rendering_3_t850.png\" src =\"data:image\/png;base64,iVBORw0KGgoAAAANSUhEUgAAAAEAAAABCAQAAAC1HAwCAAAAC0lEQVR42mNkYAAAAAYAAjCB0C8AAAAASUVORK5CYII=\"  \/><\/div><style>.tatsu-HkMZGXkZn .tatsu-single-image-inner{border-style: solid;max-width: 100%;}.tatsu-HkMZGXkZn.tatsu-single-image{transform: translate3d(0px,0px, 0);}<\/style><\/div><div  class=\"tatsu-module tatsu-text-block-wrap tatsu-ByKMGQJb2  \"><div class=\"tatsu-text-inner tatsu-align-center  clearfix\" ><style>.tatsu-ByKMGQJb2.tatsu-text-block-wrap .tatsu-text-inner{width: 100%;text-align: left;}@media only screen and (max-width: 767px) {.tatsu-ByKMGQJb2.tatsu-text-block-wrap .tatsu-text-inner{padding: 0px 15px 0px 15px;}}<\/style>\n<p id=\"h467076-p5\" class=\"permalinkable\">One Riverside, designed for apartments, restaurants, retail stores and amenities, is expected to be a $250 million project.<\/p>\n<p id=\"h467076-p6\" class=\"permalinkable\">In addition to the TriBridge apartments, a Whole Foods Market, retail space, a city park and a restored McCoys Creek are planned at the property next to the Acosta Bridge.<\/p>\n<p id=\"h467076-p7\" class=\"permalinkable\">TriBridge Partner Katherine Mosley said in September she anticipates completion of the first 270 units and a restaurant by year-end 2024.<\/p>\n<p id=\"h467076-p8\" class=\"permalinkable\">She said rental rates had not been established for the one-, two- and three-bedroom apartments.<\/p>\n<p id=\"h467076-p9\" class=\"permalinkable\">Mosley said the one-bedroom units will average 750 square feet, the two-bedroom units will be 1,250 square feet and the three-bedroom units will run 1,400 square feet.<\/p>\n<p id=\"h467076-p10\" class=\"permalinkable\">They will be followed with a second phase of about 125 units, but that timing depends on development benchmarks on the site.<\/p>\n<p id=\"h467076-p11\" class=\"permalinkable\">Prosser is the civil engineer, Dwell Design Studio of Atlanta is the architect, Banko Design is the interior apartment designer and LandDesign is the landscape architect.<\/p>\n<p id=\"h467076-p12\" class=\"permalinkable\">Live Oak founder, President and CEO Paul Bertozzi said at the event the first phase of the apartment construction is an $83 million project.<\/p>\n<p id=\"h467076-p13\" class=\"permalinkable\">The One Riverside Jacksonville project is designed for the 18.84-acre Northbank site where the daily newspaper operated. It sold 4.3 acres to TriBridge for $15.5 million for the apartments.<\/p>\n<p id=\"h467076-p20\" class=\"permalinkable\">Citizens Bank of Charlotte, North Carolina, financed the TriBridge project with a $69.7 million construction mortgage. The borrower was TBR One Riverside Owner LLC in Atlanta.<\/p>\n<p id=\"h467076-p21\" class=\"permalinkable\">The mortgage is for the first phase on the site.<\/p>\n<p id=\"h467076-p22\" class=\"permalinkable\">The city issued construction permits in August 2022 for the foundations of two seven-story apartment buildings and a parking garage.<\/p>\n<p id=\"h467076-p23\" class=\"permalinkable\">The permits show a construction cost of $14.1 million for those foundations.<\/p>\n<p id=\"h467076-p24\" class=\"permalinkable\">The city issued a site work permit for TriBridge to clear its acreage at a cost of $4 million. It is a horizontal development permit.\u00a0<\/p>\n<p id=\"h467076-p25\" class=\"permalinkable\">The St. Johns River Water Management District issued a permit July 1 for TriBridge Residential\u2019s proposed first-phase apartment project along with a 3,000-square-foot apartment amenity and a 130-seat restaurant and patio.<\/p>\n<p id=\"h467076-p26\" class=\"permalinkable\">Plans show TriBridge Residential\u2019s two apartment buildings along the Riverwalk and St. Johns River.<\/p>\n<p id=\"h467076-p27\" class=\"permalinkable\">Building 1000 is connected to the restaurant, which includes patio seating.<\/p>\n<p id=\"h467076-p28\" class=\"permalinkable\">Building 2000 has a swimming pool along the river.\u00a0<\/p>\n<p id=\"h467076-p29\" class=\"permalinkable\">An eight-level, 625-space parking garage is between Building 2000 and a grocery store that will front Riverside Avenue.<\/p>\n<p id=\"h467076-p30\" class=\"permalinkable\">A 3,000-square-foot apartment amenity building is next to the garage.
